What a Sewer Scope Actually Finds: The Defects That Show Up Most Often

Short answer: a sewer scope finds the condition of the pipe between the house and the city main, and the findings usually fall into six recurring categories. Roots, sags, joint offsets, deteriorated pipe material, scale buildup and blockages. Knowing what each one means is the difference between a scary photo and an informed decision.

We run sewer scope inspections all day, every day, in Indianapolis, Cincinnati, Fort Wayne and Denver. We are not plumbers, we do not sell the repair, and that is deliberate. Here is what the camera actually shows and what it means for a buyer, a seller or an owner.

1. Tree roots

The most common finding by a wide margin, especially in neighborhoods with mature trees and older clay or cast iron laterals. Roots do not break into a healthy sealed pipe. They find an existing gap, usually a joint that has shifted or a crack, and they follow the moisture in.

On camera, roots range from fine hair-like intrusion at a single joint to a dense mass that fills the pipe. The distinction matters. Light intrusion at one joint is a maintenance item and a note to keep an eye on it. A mass that has captured debris and reduced flow is an active problem that will present as backups.

What we report is where the roots are, how far down the line, how much of the cross section they occupy, and whether there is standing water behind them indicating restricted flow.

2. Bellies and channeling

These two get confused constantly, so it is worth separating them.

A belly is a sag in the line where the pipe has settled below grade, creating a low spot that holds standing water. Waste sits in it rather than flowing through, and solids settle out. Small bellies are extremely common and many homes live with them for decades. Deep bellies cause repeat backups.

Channeling is different. It happens in cast iron when the bottom of the pipe corrodes away over time, leaving a trough. The pipe still carries flow, but the wall thickness at the bottom is compromised and the surface is rough enough to catch debris.

On camera, both show as standing water. The way to tell them apart is what the pipe wall looks like at the low point, and whether the water level is a smooth curve or a worn groove. This is one of the more common places an inexperienced scope gets the call wrong.

3. Offset joints

An offset is where two sections of pipe no longer line up. One side sits higher, lower or laterally displaced from the other. Causes include soil movement, root pressure, nearby excavation and simple settling over decades.

Minor offsets catch a small amount of debris and are a monitoring item. Severe offsets create a ledge that catches everything and, more importantly, they are an open pathway for soil and roots to enter. When an offset is bad enough that we can see soil at the joint, that is a structural issue rather than a maintenance one.

4. Orangeburg pipe

Orangeburg is a bituminized fiber pipe, essentially layers of wood pulp bound with tar, installed widely from the 1940s through the early 1970s. It was cheap and easy to cut, and it was never meant to last this long.

It fails by deforming. The round cross section flattens into an oval, then collapses. On camera it is unmistakable once you have seen it, and its presence is significant news regardless of current flow, because Orangeburg does not get better. Any home of that era in Indianapolis, Cincinnati or Fort Wayne is a candidate, and confirming the material is one of the more valuable single findings a scope produces.

5. Cast iron scale and corrosion

Cast iron laterals are durable but they corrode from the inside. Over decades, scale builds on the interior wall, reducing diameter and roughening the surface. Late stage cast iron shows heavy tuberculation, sections where the bottom has worn through, and a pipe that has effectively become smaller than the day it was installed.

Cast iron in good condition is fine and common. Cast iron at end of life looks very different, and the camera makes that distinction clearly.

6. Blockages and foreign objects

Grease accumulation, flushed wipes, construction debris left in the line, and occasionally objects nobody can explain. These are usually the easiest findings to resolve, but they matter for a different reason: a blockage can hide the pipe behind it. If a line is fully obstructed at thirty feet, we cannot tell you what the next forty feet look like, and any report that pretends otherwise is not being straight with you.

When we hit an obstruction we cannot pass, we say so plainly and we say how much of the line remains unseen.

What a sewer scope will not tell you

Being honest about the limits is part of a useful report:

  • It shows condition on the day of inspection, not a prediction of remaining life.
  • It cannot see through standing water in a deep belly, so a portion of pipe wall may be obscured.
  • It does not price the repair. We are not plumbers and we do not quote fixes, which is exactly why our findings carry weight in a negotiation.
  • It covers the lateral, not the interior drain and waste system inside the walls.

Frequently asked questions

Who should pay for a sewer scope, the buyer or the seller? Most commonly the buyer orders it during inspection. More sellers are ordering it before listing, because a documented clean line removes a negotiating lever and a documented problem lets them price it rather than react to it mid-transaction.

How long does an inspection take? Typically well under an hour on a standard residential lateral, assuming reasonable access to a cleanout.

Do you need a cleanout? A cleanout is the preferred access. Where none exists, access is sometimes possible through a pulled toilet or a roof vent depending on the configuration. We confirm access when the appointment is scheduled so nobody wastes a trip.

What do we receive afterward? A written report with video, still images of each finding, and distance markers so a plumber knows exactly where to dig if a repair is warranted. Real estate agents and home inspectors use these reports in negotiation, which is why the documentation standard matters as much as the camera.

Is it worth it on a newer home? Newer construction has fewer material problems but it is not immune. Construction debris in the line and settlement offsets both show up on homes under ten years old. The cost of finding out is a small fraction of the cost of not knowing.
