Patrick chose Denver for the network because three structural factors stack here in a way no Midwest market replicates. The thesis was that the same specialist-not-plumber discipline that earned 70 five-star reviews in Indianapolis would land even harder where the defects are more visible to buyers and the listing-agent conversation already includes phrases like "soils report" and "structural engineer."
Expansive bentonite soil. The Colorado Geological Survey maps expansive-soil hazard moderate-to-high across most of the Denver metro, foothills through central Denver (Colorado Geological Survey: expansive soils). Bentonite and montmorillonite clays expand when wet, contract when dry. Pre-1940 housing core. Capitol Hill (ZIPs 80218, 80203), Park Hill (80205, 80207, 80220), Berkeley and Highland (80211, 80212), Wash Park and Bonnie Brae (80209), University Park (80210), and Cherry Creek (80206) all carry housing built 1880s through 1940s. Original sewer laterals in those neighborhoods are vitrified clay tile and cast iron. None of that material was designed for 100+ years of bentonite heave plus 9,000+ freeze-thaw cycles. Central Park (former Stapleton, 80238), Highlands Ranch (80129), and Lone Tree (80124) are post-2000 PVC and a different conversation entirely.
None of the three shows up on a standard buyer home inspection. None shows up in the Colorado Real Estate Commission Seller Property Disclosure form SPD19-5-09 if the seller does not know (Colorado Real Estate Commission). All three are catchable from a camera at the cleanout in about 25 minutes. That demand pattern is what made Denver strategic for the network.

That distinction matters more in Denver than in any metro the network operates.
